Where the condos are

Port Whitby is the biggest cluster. Buildings there sit within a few minutes' walk of the station, the marina at 301 Watson Street West and the Waterfront Trail, and the Town's plans for the area call for more height around the transit hub, so expect construction nearby for years. Downtown Whitby has newer mid-rise buildings near the Four Corners, close to the farmers' market, the library's main branch and the restaurants along Brock Street, plus conversions of older buildings. A handful of 1980s and 1990s low-rise buildings sit along Dundas Street East and in Pringle Creek, usually with larger suites, in-suite laundry added later and fees that reflect their age. Brooklin has small condo projects on Baldwin Street aimed at residents who want to stay in the village. Newer buildings often include a locker and one parking space; older ones may not, and visitor parking can be scarce near the station.

Reading a status certificate

In Ontario a condo purchase should be conditional on your lawyer reviewing the status certificate, which a corporation has ten days to deliver once it is requested and paid for. The package lists the monthly charge and its inclusions, whether the corporation is in a lawsuit, whether a special assessment has been levied or is being considered, the size of the reserve fund and the date and findings of the last reserve fund study, the rules on pets, rentals and renovations, and whether the unit's owner is in arrears. In newer buildings look at the first-year budget versus actual costs, because fees often rise once the developer hands over. In older buildings check what major work, such as windows, garage membranes or elevators, is scheduled and funded. Which Whitby condos are walkable to the GO station?

The buildings in Port Whitby along Brock Street South, Victoria Street and Watson Street are the closest, generally within a ten to fifteen minute walk of the platform. Downtown Whitby buildings are a longer walk, or a few stops on the bus; several DRT routes end at the station.

Do Whitby condos come with parking?

Most newer buildings sell suites with one owned or exclusive-use space and often a locker; some smaller suites have none, and a second space is rare. Older low-rise buildings vary. Check the parcel register or the status certificate for whether the space is deeded, exclusive-use common element or simply assigned.

Are condo fees in Whitby high?

Fees depend on the building's age, amenities and what is bundled, not on the town. A building with a pool, a concierge and heat and water included will charge more per square foot than a bare-bones mid-rise. Compare fee per square foot, then check the reserve fund and recent increases before judging.
