How to read a brand-new listing
A fresh listing tells you three things right away: the asking price, the offer plan and the photos. Note if the seller has set an offer date, which usually means the seller expects competition, or reviewed as they come, which often means room to negotiate. Compare the asking price with sold history for the same community and home type, which signed-in visitors can see here, before you decide it is a bargain or a stretch. Look for what the photos avoid: a busy road, a hydro corridor, a small yard, a neighbour's wall. Then go see it. In Whitby, a home listed midweek typically has its first showings that evening and its open house the coming weekend, so a buyer who tours on day two is ahead of most of the market.
