Lot, era and what to inspect
Era matters more than square footage on a detached house here. A Rolling Acres house from 1988 is on its second furnace, may still have the original windows and often has a basement finished by a previous owner without permits, so pay for an inspector who looks behind the drywall where it can be done. A Taunton North or Williamsburg house from around 2003 is past the age where builder-grade shingles and the original water heater become talking points. Brooklin's 2010s phases have modern mechanicals but lots that can be as narrow as a townhouse's, so measure the side yards and the driveway before assuming three cars fit. In Rural Whitby, the house is only half the purchase: the well record, the septic inspection and the CLOCA regulated-area mapping near Heber Down or the Lynde Creek headwaters decide what you can add later. Everywhere, confirm school catchments by address with the Durham District and Durham Catholic boards.
