Whitby freehold townhouses for sale

Townhouses whose listing shows neither a condominium fee nor any common-element charge are what this page shows, read off the MLS® feed the moment the page opens. Be aware that a road fee under a tied-land arrangement may still apply to a house that appears here, because brokerages do not always enter it, so check the listing and the parcel register before you count on a fee-free purchase. Whitby has built freehold rows for forty years. Taunton North and Williamsburg hold long 2000s runs of two-storey towns with single garages off Taunton Road and Country Lane; Brooklin added hundreds through its 2000s and 2010s phases, many rear-lane; the West Whitby streets off Des Newman Boulevard are adding rows now; Whitby Shores in Port Whitby has 1990s and 2000s freehold blocks near the GO station; and Rolling Acres and Pringle Creek hold smaller 1980s groups. End-unit buyers, first-time families and downsizers who dislike condo boards all shop here. Tell the Millers which you are.

The POTL question

Parcel of tied land, or POTL, is how most of Whitby's newer freehold towns are structured. Each house and its lot are freehold, and you can renovate, rent or repaint without a board's approval, but the private lane behind the garages, the visitor spaces and, in some rows, the front walkways belong to a small common-elements condominium corporation in which every home holds a share. That corporation charges a monthly fee, usually modest, to plough the lane, repave it eventually and insure the shared pieces, and it can issue a status certificate just like a full condominium. Some listings show the fee, some enter it as maintenance and some leave the field blank, which is why this page's fee-free filter is a starting point rather than a promise. Older rows in Whitby Shores, Pringle Creek and Rolling Acres whose driveways open onto the public street are more likely to be truly fee-free. Have the Miller team confirm which kind a specific address is before you offer.

Questions people ask about Whitby freehold townhouses for sale

Are all townhouses on this page free of monthly fees?

Not guaranteed. The filter removes listings that report a condominium or common-element fee, but a freehold town with a tied-land lane may carry a fee the brokerage never entered. Read the listing remarks, ask for the parcel register, and treat a rear-lane town in Brooklin or West Whitby as likely to have one until proven otherwise.

Where are Whitby's freehold townhouses?

Taunton North and Williamsburg from the 2000s, Brooklin from the 2000s onward, the West Whitby rows going up in Lynde Creek, Whitby Shores in Port Whitby, and smaller, older groups in Pringle Creek, Rolling Acres and near downtown. Condominium townhouse complexes, which are excluded here, concentrate along Rossland and Garden and beside Dundas Street East.

What needs inspecting on a freehold townhouse in Whitby?

Everything a detached buyer would, since the roof, the foundation and the mechanicals are yours alone: shingles on 2000s Taunton North rows are reaching replacement age, and party walls should show no sign of water or sound transfer. Confirm parking, since rear-lane towns may fit one car, and ask whether a shared driveway is governed by a maintenance agreement.
