Detached houses are the bulk of Brooklin. In the village core you get century homes on Cassels Road, Princess Street and the side streets off Baldwin, some inside the heritage district; in Meadowcrest, 1950s and 1960s bungalows and sidesplits on lots wide enough for additions; and across the 1995 to 2020s subdivisions, two-storey brick homes that grow larger and closer together the newer they are. The mid-1990s Village of Brooklin streets between Queen and Thickson and the Ashburn Road phases from 2000 tend to have the roomiest lots, while the latest streets south toward the 407 trade yard for square footage. Check the age of the roof, furnace and windows on anything from the 1990s wave, ask for permits on finished basements and side entrances, and on heritage streets budget for permit reviews before exterior changes. Most of the newer stock comes with a double garage.

Which part of Brooklin has the biggest lots?
Meadowcrest, the 1950s pocket west of Baldwin Street, and the older village streets have the widest frontages, followed by the mid-1990s Village of Brooklin phase between Queen Street and Thickson Road. The subdivisions built after 2010 near Carnwith Drive and toward the 407 sit on the narrowest lots.
What should I check on a 1990s Brooklin house?
Original roofs, furnaces and windows from that era are at or past replacement age, so ask for invoices. Confirm permits for basement apartments, look at grading where lots back onto stormwater ponds or the creek, and have the inspector check for the poly-B plumbing and early builder-grade wiring that turn up in that decade.
Can I add on to a century home in the heritage district?
Usually, with a heritage permit. The Brooklin district plan sets guidelines for additions, materials and setbacks, and contributing properties get closer review than non-contributing ones. Talk to the Town's heritage planners early, and check whether the property is also individually designated under the Ontario Heritage Act.
