Williamsburg detached homes for sale

Detached is the only real category in Williamsburg. The houses went up from the late 1980s into the early 2000s, two-storeys mostly, brick-fronted with siding at the sides and rear on the earlier streets and full brick on the later ones, with three or four bedrooms upstairs, a family room tucked behind the kitchen and a garage for one or two cars. Sidesplits and bungalows appear on the first streets near Rossland Road and Brock Street North, and larger four-bedroom plans on the McQuay Boulevard blocks and toward Taunton Road. Frontages typically run 40 to 50 feet, yards are fenced, and the lots backing onto the creek corridor or Cullen Central Park are scarce. Most owners have replaced roofs and windows at least once, so read the receipts; ask for the survey; look for poly-B plumbing, which turns up in some houses from that period; and confirm permits for the finished basement and for any side door. A well-kept original interior is not a fault here, since buyers expect to update kitchens and baths themselves.

Questions people ask about Williamsburg

What is the typical layout of a Williamsburg two-storey?

Living and dining rooms at the front, a kitchen with a breakfast area opening to a family room at the back, a main-floor laundry and powder room, three or four bedrooms upstairs with one ensuite, and an unfinished or owner-finished basement. Garages are attached, and many driveways hold two cars beside the garage.

Should I worry about the age of a 1990s house here?

No more than anywhere else, provided you inspect. Houses of this era were built to a code that included modern insulation and copper wiring, but roofs, furnaces, air conditioners and windows have been through one replacement and may be approaching another. Budget for the second round, and value homes where the paperwork proves it was done.

Are there ravine or park-backing lots in Williamsburg?

A limited number along the west edge toward the Lynde Creek tributaries and on the north edge beside Cullen Central Park. They sell quickly and carry conservation authority rules about fencing and structures near the slope, so get the CLOCA map and a survey before you settle on a price.
